Terms of service

The service

HousePattern helps you discover homes for sale and understand the areas they are in. Listings are supplied by estate agents and other authorised sources under their own agreements with us; area facts come from public datasets described on the methodology page. During development the service shows clearly labelled synthetic listings that describe no real home.

Sentium Ltd is not an estate agent, broker, surveyor or financial adviser. Nothing on HousePattern is advice, a valuation, an offer or a confirmation that a home is available. Always verify details with the agent, your conveyancer and the official sources before relying on them.

Accuracy and availability

• Listing details, prices and availability are provided by their source and may be out of date. We show when a listing was last confirmed and remove withdrawn homes as soon as we are told.
• Area statistics are historical aggregates with stated sources, periods and limits. Recorded crime is not a prediction of anyone's safety; school distance is not an admissions catchment; a modelled journey time is an estimate from an area, not a measured journey from a home.
• Unknown values are shown as unknown and are never treated as zero, safe or absent.
• The service may be unavailable for maintenance or for reasons outside our control.

Accounts

You must be at least 18 to create an account. Keep your credentials confidential and tell us at once if you suspect misuse. You are responsible for activity under your account. You can delete your account at any time; see the data deletion page.

Acceptable use

You agree not to:

• scrape, crawl, bulk-download or systematically extract listings, images or area data, or circumvent rate limits;
• send enquiries that are not genuine, abusive, or sent on behalf of someone who has not asked you to;
• interfere with the security or operation of the service, or probe it without written permission;
• reproduce or redistribute content from HousePattern except as the law or the content's licence allows.

We may suspend or close accounts that breach these terms, and remove content or enquiries that do.

Enquiries to agents

When you send an enquiry we pass it to the agent marketing the home, with the contact details you include. The agent is responsible for responding and for how they use your details. We do not charge you for enquiries, and we do not guarantee a reply.

Content and intellectual property

Listing text and images belong to the agents or their licensors and are shown under licence. Area data is used under the licences stated on the methodology page, including the Open Government Licence and the OpenStreetMap licence. The HousePattern name, design and software are the property of Sentium Ltd.

Liability

The service is provided free of charge for consumers. To the extent permitted by law we exclude liability for loss arising from reliance on listing or area information, from unavailability of the service, or from the acts of agents and other third parties. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for any liability that cannot be excluded under the law of England and Wales. Your statutory rights as a consumer are not affected.

Governing law and changes

These terms are governed by the law of England and Wales and the courts of England and Wales have jurisdiction, without affecting your right to bring proceedings where you live in the United Kingdom. We may update these terms; material changes are announced to account holders and on this page before they take effect, and the version and effective date above tell you which terms apply.
