Privacy policy
This policy explains what personal data HousePattern collects, why, who it is shared with, how long it is kept and the rights you have. It applies to housepattern.co.uk, its subdomains and any HousePattern app, and it is written for the service as it exists today: a pre-launch product whose development builds show clearly labelled synthetic listings.
Who is responsible
Sentium Ltd (company number 16512683, Suite Ra01, 195–197 Wood Street, London E17 3NU, United Kingdom) is the data controller for personal data processed through HousePattern. You can reach us at support@sentium.app.
What we collect
Browsing without an account
- Server logs: IP address, browser type, the pages and searches requested, and timestamps. Used for security, abuse prevention and fault finding; kept for 30 days.
- Your search criteria (for example a budget, bedrooms or an area) are processed to answer the search and may be kept in short-lived result caches without any link to you.
- No advertising or cross-site tracking cookies are set. See the cookies section below.
If you create an account
- Your email address, a one-way hash of your password (never the password itself) and whether the email is verified.
- If you sign in with Google, Facebook or Apple: your name, email address and the provider's identifier for you. We use the email only when the provider confirms it is verified. We never receive your password for that provider and we never post to your account.
- Saved homes, saved searches and alert preferences; hidden homes.
- Commute preferences. The central destinations you pick from our list are ordinary search criteria. A private address you add, such as a workplace, is stored only against your account, is never placed in a share link or analytics event, and can be removed at any time.
- Enquiries you send to an estate agent: your message, the contact details you choose to include and your consent to be contacted.
- Security events such as sign-ins and password changes, kept for 180 days.
What we deliberately do not collect or use
We do not collect or infer ethnicity, religion, nationality, health, sexual orientation or other special-category data, and we never rank, filter or recommend homes or areas by such characteristics. Neighbourhood statistics shown on HousePattern are aggregate public datasets about places, not about you.
Why we use it and the lawful basis
- To provide the service you ask for (searching, saving, alerts, sending enquiries): performance of a contract.
- To keep the service secure, prevent abuse and fix faults: our legitimate interests, balanced against your rights.
- To send alerts or product emails you opted into: consent, which you can withdraw at any time.
- To meet legal obligations, for example responding to a lawful request or keeping accounting records.
We do not sell personal data and we do not use it for automated decisions with legal or similarly significant effects.
Who we share it with
- Estate agents and their branches receive the enquiries you send them, with the message and contact details you provide. They become responsible for how they handle that information.
- Service providers acting on our instructions: Microsoft Azure (hosting and databases in the United Kingdom and the European Union), an email delivery provider for transactional email, and the sign-in providers you choose.
- Authorities where the law requires it.
Personal data is stored in the United Kingdom or the European Economic Area. Where a provider processes data elsewhere we rely on the UK International Data Transfer Agreement or adequacy regulations.
How long we keep it
- Account and saved items
- Until you delete your account, then removed within 30 days.
- Enquiries
- 12 months from the last activity, then deleted or anonymised.
- Server logs
- 30 days.
- Security events
- 180 days.
- Backups
- Age out within 35 days; deletions are reapplied if a backup is ever restored.
Your rights
Under UK data protection law you can ask for access to your data, correction, erasure, restriction, portability and to object to processing based on legitimate interests. To exercise a right, email support@sentium.app from the address on your account; we respond within one month. Account deletion is described on the data deletion page. You can also complain to the Information Commissioner's Office at ico.org.uk.
Cookies and similar technologies
We use strictly necessary cookies only: a session cookie when you sign in and a short-lived state cookie during a sign-in with Google, Facebook or Apple. The browser's local storage may remember presentation choices such as the map position of your current search. We do not use analytics or advertising cookies today; if that changes this policy will be updated first and any non-essential cookies will require your consent.
Children
HousePattern is not directed at people under 18 and we do not knowingly collect their data.
Changes
This policy carries a version and effective date. Material changes are announced to account holders by email and on this page before they take effect.
